What is a Real Estate Broker?
This is what you’d commonly refer to as a real estate agent. A broker is a licensed professional who can buy or sell real estate. In Colorado, the entry-level to real estate is a Real Estate Broker. Many other states allow salespersons, who work under a broker and cannot buy or sell without that Broker. I work as a Broker Associate because I don’t want to employ other agents, and I don’t want to work alone. It’s important to me to have other resources to have support for things like vacations or learning new tools, etc. My license is FA100081656.

What is the difference between an agent and a transaction broker?
In Colorado, there are two types of representation in a real estate transaction. An agency relationship requires your real estate broker to represent you as a fiduciary, representing your best interests to the utmost of their ability. A transaction broker is more of a guide, facilitating a transaction without bias toward either party. A transaction broker can represent both sides of a transaction, an agent cannot. How do you get paid?
I get paid by commission. Generally, that commission is paid by the Sellers. If you are Buying a home with me, we will discuss that commission and what happens if a Seller doesn’t offer a commission to a Buyer’s agent.

What commission do you charge to Sellers?
My standard is 3.2% of the sale price, and I recommend offering 2.8% to the Buyier’s agent, for a total listing fee of 6%. However, I do offer discounted rates for certain areas and for Buying a new home with me within 6 months of Selling your home. As always, market conditions will be a factor, so please contact me if you’d like to negotiate!

What does your listing fee cover?
Professional photos, personalized recommendations for preparing your home and representing your interests throughout the entire sale process are part of my standard offering. I do not offer reduced representation for a reduced fee, as it is critical to me to get the absolute best outcome for my clients. However, every client is different and needs different things. We will review your specific needs and lay out a path to achieve thm before signing any agreements.
